The resort of Golden Sands is the largest one on the northern Black Sea coast. It is situated approximately 18 km north of Varna and close
to the National Park.
The beach of the resort stretches over more than 4km with width of up to 100 metres. Almost the entire coast along the resort falls within
the boundaries of the Golden Sands natural park. The sea is crystal blue and resort is backed by panoramic tree lined hills.
There are many famous ancient mineral water springs in the area. Golden Sands is the perfect place for sun lovers where the average

Property transfer tax
Transfer of immovable property and rights in rem over such property for consideration is subject to a transfer tax of 2%. The tax is levied
on the higher amount of the transactional price agreed between the parties and the tax valuation of the property determined by the tax
Annual real estate tax of 0.15% is payable on the book value of the taxable property as at 1 January by property owning companies
and companies holding rights in rem with respect to taxable Bulgarian property. The tax is payable in four quarterly installments during
the relevant year.
Annual municipal charges apply on the book value of the property in the municipality where the property is located. Rates are determined
locally and, since generally set at around 1%, commonly exceed the rate of real estate tax outlined above.
Transfer of ownership, leasing, or transfer of rights in rem over buildings located in Bulgaria is a VAT able transaction and is subject
to VAT at the standard rate of 20%.
However, letting of residential property to individuals and transfer of ownership of land are VAT exempt supplies.
